Walkable Communities Enhance Quality of Life: Findings from the National Association of Realtors® 2023 Survey

Walkable communities are more than just a trending real estate buzzword; they represent a significant shift in lifestyle preferences across America. As indicated in a recent survey by the National Association of Realtors® (NAR), living in a walkable community contributes to a higher quality of life, with most respondents expressing a preference for easy access to shops, parks, and other amenities.

The 2023 Community & Transportation Preferences Survey, a triennial national poll, seeks to understand American attitudes towards home and community characteristics. The study delves into various preferences, from property types to transportation options, providing critical insights into evolving American lifestyles.

"In the post-COVID era, our survey reveals a continuing high demand for walkability among Americans of all ages," NAR President Kenny Parcell stated. He noted the significant role these preference surveys play, providing Realtors® and communities with valuable information on migration patterns and lifestyle shifts over the past 20 years.

Key Findings From The 2023 Survey:

- Walkability is a major draw: 79% of respondents mentioned that being within easy walking distance of places and amenities, such as shops and parks, is very or somewhat important. Interestingly, 78% of these respondents were willing to pay a premium for the benefit of living in such communities.

- Sidewalks are crucial: An overwhelming 85% said sidewalks and places to walk are very or somewhat important, pointing to the essential role of pedestrian-friendly infrastructure in shaping community preferences.

- Public Transport: 65% of respondents said having public transport nearby is very or somewhat important, indicating the value of accessible and efficient transit systems.

- Yard size vs Walkability: When asked to choose, 56% preferred a house with a small yard but within walking distance to various places, contrasting with 44% who favored a large yard but would require a car to access most places.

- Living Preferences: A slim majority of 53% would prefer an attached dwelling (townhouse, condo, or apartment) with easy walking access to shops, restaurants, and a short work commute. On the other hand, 47% favored a single-family home with a need to drive to access amenities and a longer commute.

The results from the NAR's 2023 survey underscore a significant trend among Americans: the preference for communities that allow them to walk more and drive less. These preferences directly impact the real estate market, emphasizing the need for development that prioritizes walkability and access to amenities.

In turn, these findings equip Realtors® and city planners with essential insights to shape communities that respond to these evolving desires. After all, the heart of real estate is not just about property; it's about people and how they want to live.
