Developers are set to commence construction on The Sinclair at Callaway Farm, an 11-building rental complex designed to echo the historic charm of its Covington location. This initiative is partly driven by Georgia's flourishing TV and film industry.

Announced by Brook Farm Group, this 37-acre venture in Covington, identified as an emerging growth hub, has successfully obtained its funding. Located just north of Interstate 20, near the Georgia International Horse Park and nestled between Covington and Social Circle, this site is at the nexus of Alcovy Road and City Pond Road. It neighbors the expansive 180-acre Covington Town Center. Projections from Brook Farm Group, alongside their co-developers Emory Equity and SilverCap Partners, anticipate an influx of 10,000 jobs in the region by 2026.

The Sinclair development plans feature two distinct "Town and Country" sectors, housing 11 varied residential structures. In total, it will provide 388 top-tier multifamily rental units. Additionally, residents will enjoy amenities like a 9,000-square-foot clubhouse, a lavish pool, dedicated spaces for pets, coworking zones, a double-decker gym, and the area's pioneer rooftop lounge. Notably, four of the buildings will incorporate elevators. With backing from First Horizon Bank and TrustMark Bank, groundbreaking is slated for later this year.


Positioned roughly 30 miles from both downtown Atlanta and the celebrated Lake Oconee recreation area, The Sinclair boasts a prime location. The presence of key employers, such as Takeda, SKC, Cinelease’s Three Ring Studio, Rivian Automotive, 80 Acres Farms, Archer Aviation, and Ascend Elements, reaffirms the region's commercial significance.

Covington's rich TV and film legacy, spanning from classics like The Dukes of Hazzard and In the Heat of the Night to contemporary favorites like Vampire Diaries, has earned it the moniker "The Hollywood of the South." This cultural backdrop augments the allure of the region. As Peter DiCorpo, COO of Brook Farm Group, expressed, The Sinclair aspires to cater to the surging demand for elite rental spaces beyond Atlanta's metropolitan boundaries.
