Nearly 400 homes are set to be constructed in the industrial "Upper Westside" parcels of Bolton, Atlanta. The land deal, closed by developer Proxima Residential, encompasses a 6.68-acre assemblage of three properties in the 2000 block of Marietta Boulevard. With the sales price totaling $13.05 million, this project aims to introduce a mix of townhomes, apartments, and retail spaces to the area.

Marvin Chapman, an advisor with the Marcus and Millichap real estate investment firm, disclosed that his team faced several challenges during the negotiation process, including the removal of a billboard with a long-term lease on one of the properties. However, these obstacles were successfully overcome, leading to the completion of the deal.

Proxima Residential's plans for the site involve the construction of 349 class A apartments and 41 rental townhomes. Additionally, the development will include two units of retail space that aim to contribute to the transformation of the Upper Westside submarket. The project seeks to foster multi-residential density, mixed-use areas, greenspace amenities, pedestrian paths, and close proximity to the West Midtown and Cumberland submarkets.

While an exact timeline for the groundbreaking of the Marietta Boulevard development remains unclear, Proxima Residential has recently been involved in the creation of the Pullman Flats, a boutique condo community overlooking the Pullman Yards mixed-use district in Kirkwood.

The Marietta Boulevard corridor has seen a surge in residential developments in recent years. Existing projects such as Broadstone Upper Westside, Altus at the Quarter, and the recently unveiled BRYKS Upper Westside, a mixed-use development, are already adding to the housing options in the area. The BRYKS Upper Westside project alone is expected to bring around 600 more apartments across two buildings.

As the demand for housing in Atlanta continues to rise, these new developments in the Upper Westside area will provide much-needed housing options for residents. The addition of retail spaces will also contribute to the growth and vitality of the neighborhood, further enhancing its appeal as a desirable place to live and work.
